As Knickerbocker Group’s inaugural predesigned home built using modular construction, Lupine I embodies an art-infused design that maximizes light, space, and a strong connection to nature. The home integrates high-performance building and mechanical systems to support a thoughtful, sustainable way of living.

Inspired by our employee-owners’ dedication to Maine and a commitment to preserving its natural resources, Knickerbocker Group designs and builds predesigned homes with efficiency, quality, and longevity in mind. Modular construction offers a streamlined path to delivery, while a focus on renewable, responsibly sourced materials—prioritizing local, natural, durable, low-maintenance, and low-embodied-carbon solutions—helps reduce environmental impact and support long-term resilience.

A harmonious blend of kitchen, living area, bedroom and bath

Lupine I, Knickerbocker Group’s 500 square-foot model in our modern style, features a harmonious blend of kitchen, living area, bedroom, and bath for comfortable living year-round. Vast triple-pane windows and doors invite nature in. This all-electric dwelling showcases eco-friendly features such as dense pack cellulose insulation, engineered white oak flooring, and locally crafted custom cabinetry, while clever built-in storage solutions maximize space efficiency.

Well-executed detailing and finishes

In 2024, Lupine I was merited an AIA Maine Honor Award for Excellence in Architecture in the Small Projects Category as well as the recipient of People’s Choice Award for Residential Design. Described by jurors as “having well-executed detailing and finishes with an impressive ambition of budget as it relates to sustainability and accessibility,” jurors also noted “the transparency, paired with the achievement of energy efficiency, is commendable” and “the design within such a small footprint is smart.”

A refined and streamlined home solution

Our predesigned homes, built using modular construction, are delivered through volumetric methods that require minimal finish work on-site. This approach allows for significantly shorter delivery timelines—approximately one-third of traditional on-site construction, or an estimated 4–6 months. By streamlining customization and leveraging volume purchasing, this method also offers meaningful cost efficiencies.
