A warm welcome

Just across the road from the family’s waterfront cottage, Pine Ledge Barn was transformed into a gathering space designed for connection, flexibility, and quiet retreat. Working within the existing structure, Knickerbocker Group reimagined the barn with thoughtful architectural updates and richly layered interiors that evoke the feeling of an older Maine outbuilding shaped over time. The result is a guest house that feels deeply rooted in place—comfortable, collected, and designed to welcome generations of family and friends.

Honoring the spirit of the original barn

While built in the 1980s, the barn possessed the straightforward forms and sturdy construction characteristic of traditional rural architecture. The redesign embraced those qualities rather than replacing them, preserving the building’s honest simplicity while introducing new details that lend warmth, depth, and a stronger sense of history.

Board-and-batten siding, cedar shingles, and a standing seam roof reinforce the barn’s connection to Maine’s working landscape, while carefully considered additions—including expanded windows and restored architectural elements—help the structure feel both timeless and lived-in.

Designed for gathering

At the heart of the barn, the open living, dining, and kitchen spaces were designed to support the rhythms of shared living. The interiors balance openness with intimacy, creating spaces equally suited for lively family weekends or rainy days with a book.

A loft carved from previously unfinished space expands the barn’s flexibility for guests, while built-in seating, layered textiles, and custom millwork create opportunities for conversation, games, and rest. Throughout the home, the design prioritizes comfort without excess—favoring durability, craftsmanship, and ease.

A collected approach to interiors

The interior palette draws heavily from the surrounding landscape, with earthy greens, warm woods, weathered metals, and soft neutral tones grounding the spaces. Antique furnishings, reclaimed materials, and vintage-inspired details were thoughtfully integrated throughout, giving the barn a collected character that feels naturally evolved over time.

Custom cabinetry built from reclaimed wood, soapstone surfaces, salvaged windows, and handcrafted detailing reinforce the home’s understated authenticity. Rather than competing with the architecture, each element contributes quietly to the overall sense of warmth and permanence.

A companion to Pine Ledge Cottage

Surrounded by trees and overlooking the harbor, the barn was designed to feel inseparable from its setting. Expanded windows bring in natural light and frame views of the water and woods, while the surrounding pathways and companion studio encourage moments of solitude and exploration.

Together with the neighboring cottage, Pine Ledge Barn reflects a thoughtful approach to coastal Maine living—one that values comfort, longevity, and spaces designed to bring people together for years to come.
